Questions to ask before buying vacant land

A better land purchase starts with better questions, especially before you are emotionally committed to the deal.

Vacant land looks simple from the listing photo. The real questions usually show up later: can you access it, can you build on it, are utilities available, are there restrictions, and what will the property actually cost to use?

Start with access and use

  • Is the property legally accessible by road?
  • What are you allowed to build or place on the land?
  • Are there HOA, county, or deed restrictions?

Then ask about utilities

  • Is power nearby?
  • What is the water plan?
  • Will septic approval be needed?
  • What will all of that cost beyond the land price?

Watch for easy-to-miss red flags

  • Flooding, drainage, or difficult terrain
  • Survey uncertainty or boundary confusion
  • Easements that affect what you can do with the lot
